As a housing market consultant, Debbie shares ideas about the design of new housing development locations, the kinds of homes to be built, and the substance of rezoning and urban renewal projects in the local and regional markets. At an early stage of every development process, she identifies market needs, price trends, quality requirements, and sales opportunities. These are then elaborated into objective, clear advice, and a well-substantiated report. In this process, Debbie makes sure the consumer's voice is reflected in the public housing policy in Eindhoven and Southeast Brabant (the Brainport region), to ensure a better match between supply and demand.
She shares her advice with stakeholders, such as municipalities, project developers and investors. Thanks to this role, Debbie has a keen, overarching perspective. She has the knowledge and information needed to look at the bigger picture of the Brabant housing market.
Debbie Mels has been a recognised housing market consultant since 2012, affiliated with the Association of NVM Housing Market Consultants.
We can conduct an appraisal of your home and record the value in a recognised appraisal report. However, such a report isn't always necessary. If you want to sell your house and you're interested in how much it's worth, a valuation is sufficient. Debbie Mels Lommers Makelaars offers this valuation free of charge.
A recognised appraisal report is required when applying for a mortgage. For example, you cannot take out a mortgage with a National Mortgage Guarantee (NHG) without an appraisal report. There are other situations in which a reliable appraisal report is necessary, such as:
• An objection to the value defined under the Dutch Valuation of Immovable Property Act (WOZ).
• A division of property
• An inheritance tax assessment
• When changing the mortgage
home
Lenders and the National Mortgage Guarantee (NHG) apply strict rules for appraising a home. For example, the value assessment must be carried out by a certified appraiser. This assessment must be recorded in a recognised appraisal report. The Dutch Building Value Institute (NWWI) validates appraisal reports from affiliated appraisers and ensures that each appraisal is drawn up uniformly and according to clear guidelines. Debbie Mels is affiliated with the NWWI. As a result, our appraisal reports are accepted by all lenders, the NHG, financial institutions and the tax authorities.
If you need a recognised appraisal report, you've come to the right place.
Fact: appraising a home is not the same as valuing a home. This is an often-heard misunderstanding. If you are considering putting your house up for sale and are interested in how much you might get for it, an official appraisal is unnecessary. A valuation is sufficient. The difference between an appraisal report and a valuation is the official documentation.
When valuing your house, we look at its condition, location and surroundings, among other things. We also include points for improvement and reference objects in the vicinity in our assessment. You can read it all in the report we give you.
If you're interested in the value of your house, please contact us for a valuation. A valuation is completely free of charge and without obligation.
