The NVM member and the NVM Estate Agent/Valuer are aware of the importance of their function in society. They exercise these in good conscience and reliably, expertly and independently of others and strive for quality in their services. In their communication they guard against incorrect images about persons, matters and rights and about their working methods, interests and position. Non-compliance with this Code of Honor may be subject to disciplinary proceedings of the NVM.

The NVM member and the NVM Estate Agent/Valuer meet the realistic expectations that clients may have of them to the best of their ability. They protect and promote their interests. They will keep confidential information to themselves until a judge, arbitrator or binding advisor compels them to disclose that information.

In the event that the provision of a service to one client conflicts with the interests of another client, an NVM member will only act in the interest of one of those clients. The foregoing does not alter the fact that two NVM Real Estate Agents/Valuers who work for different branches of a member may act for clients with conflicting interests, provided they have obtained the prior express permission of the clients and the interests of those clients are not harmed in doing so.

If negotiations are taking place with more than one candidate for a specific object, he will make this known to those involved. If the other party is assisted by its own real estate expert, the other party will be approached exclusively through that expert.

The NVM member ensures that his employees have sufficient knowledge of the matters they deal with. If the required knowledge is not available, the member advises to consult a relevant expert or the negotiator himself calls on such an expert. The NVM Estate Agent/Valuer only deals with matters for which he has sufficient knowledge.

The NVM member and the NVM Estate Agent/Valuer have no direct or indirect interest in real estate, unless it serves as housing or investment. They therefore neither directly nor indirectly trade in real estate and refrain from risk-bearing project development. They avoid getting involved in a conflict of interests.

The NVM member ensures that his employees maintain good contacts with their colleagues and are not guilty of unfair competition. They prevent their employees from making negative statements to third parties about colleagues or their actions. If a dispute arises with a colleague, the interests of clients may not be harmed as a result. The same applies to the NVM Estate Agent/Valuer.

The NVM member and the NVM Estate Agent/Valuer try to prevent differences of opinion about their actions from escalating. They participate in forms of mediation and settlement of disputes that have been set up via the NVM.

The NVM member and the NVM Estate Agent/Valuer also act outside the Netherlands in accordance with the rules of the NVM, unless they indicate in good time that they deviate from this, for example because of the applicable legislation, custom or custom.

The NVM member ensures that the persons associated with him behave in accordance with the rules of the NVM.

These are the general terms and conditions of the Dutch Association of Real Estate Agents and Valuers NVM. Here you can read which rights and obligations your real estate agent and yourself. These conditions have been established in consultation with VBO Makelaar, VastgoedPRO, Vereniging Eigen Huis and the Consumers' Association in the context of the Coordination Group Self-Regulation Consultation of the Social and Economic Council. They came into effect on September 1, 2018.
